Submitting your Application
Submitting a loan to Sue Baxter is simple and easy. Whether you have already entered into contract to purchase a home or you are still on the market looking and would like pre-approval, we can help.
You have several options available in submitting your application:
When you submit a mortgage application to Sue Baxter, you have the option to Lock-in the interest rate and points quoted for a period of 30-day to several months or you can "float" the interest rate and lock-in later. Lock-in or "Lock-Rate" refers to a situation where Sue Baxter will guarantee your interest rate regardless of what the market does. When you "Lock-in", your selected interest rate and points will not change during the "lock-in" period regardless of interest changes in the market, either up or down. If you elect to "float" your rate, your loan will "float" with the market and your interest rate will be determined at the time you elect to lock-in and could be higher or lower than the rates quoted when you applied.
Nobody knows for certain what interest rates will do in the future. Interest rates change daily, and often several times on a given day. As such, Sue Baxter cannot endorse either strategy, to Lock-in or Float, and you must decide when to lock-in your loan. However, if you Contact Us, we will offer our expert opinion and advise on the matter.
When you formally apply for a mortgage through Sue Baxter, we do ask that you pay an application fee of $179.00 This is a one-time-fee that will be credited toward the costs of the transaction when you close on your mortgage. Payment may be made by check or credit card. Contact us if you have any questions related to this fee.
