Before shopping for a home, you can prequalify yourself and determine the price range that you can afford on a home. This pre-qualification is not the same as a mortgage pre-approval, and is not required to obtain a mortgage, but can be very advantageous to you as a buyer. It accomplishes several things including:
- Establishes a rapport with Sue Baxter and provides you with a source of consultation while you may still be looking for your home.
- It provides you with a good indication of the amount of money that you can actually afford to borrow as Sue Baxter will do all the calculations for you.
- You have a rapport and have initiated the loan process so that when the actual Application time comes, it can proceed more quickly and smoother.
- It provides you with documentation that can be provided to your realtors so that they are fully aware of what you can afford. And, more importantly, it shows the Realtors that you are a serious buyer.
If you complete the form below, Sue Baxter will review your income, debt, assets and send you a prequalification letter which you may show to the Realtor, who invests considerable time and energy into your home search.
This prequalification letter will tell your Realtor what mortgage amount you qualify for, based upon the information you provided. This is not a mortgage pre-approval, nor will it provide you with a firm rate quote*. Unfortunately, additional information and verifications, as well as the property you intend to buy, will all be needed for such determinations. If you have already located a property to buy, we suggest you proceed to the pre-approval application where we can provide you a complete quote as well as provide your realtor with a Committment Letter.

*Without full disclosure (complete application) and credit checks with all major reporting agencies, we cannot provide an accurate rate quote or suggest the best program for you. To do so would be inaccurate and/or misleading and would violate our warranty. Companies that provide you with a rate quote based on limited information will provide a quote based on "best case scenerio" which will unlikely be accurate nor binding, i.e., you will likely be "low-balled". If you would like an accurate quote, please complete our Pre_Approval Application
